Forest property price development and statistics

This page gathers the key statistics on the Finnish forest property market: our Market Price Index, median price development and transaction volumes. The data is based on more than 15,000 analysed forest property transactions and the National Land Survey of Finland’s price register, and it updates with the market.

Our Market Price Index describes forest property price development based on realised transactions and the properties’ forest inventory data.

Unlike time series based on average prices alone, the index accounts for the quality of the properties sold, separating true price development from variation in what happens to come to market.

The index has more than doubled since 2014 and is updated alongside our market reports.

Market statistics

Transaction volumes and price levels

In 2025, some 4,380 arm’s length forest property transactions of over two hectares were registered in the National Land Survey’s price register, and the national median price rose to around €4,400 per hectare. The median describes the market as a whole: an individual property’s per-hectare price varies widely with timber volume, stand development and location.

Questions about forest land prices

Forest property prices have risen clearly over the long term. Our Market Price Index, which accounts for the quality of properties sold, has more than doubled since 2014. The rise is not evenly distributed, however: differences between regions and property types are significant.

The most reliable public source is the National Land Survey of Finland’s transaction price statistics, which cover all registered property transactions. They are complemented by our Market Price Index, which also accounts for forest inventory data. We publish the development regularly in our market reports.

The median describes the middle price of all properties sold, but forest properties differ from each other more than most asset types: timber volume, stand structure and location can multiply the per-hectare price. An individual property is valued with a statistical model based on transaction data and a field assessment.
