The Market Price Index for forest properties in mainland Finland, produced by Suomen Sijoitusmetsät Oy, was updated at the beginning of 2020. In practice, the index update involved standardising the set of properties being valued, meaning that the properties under review remain the same throughout the entire observation period. Indexing can be performed in several different ways, each providing unique information about the forest property market. The current method reduces fluctuations in the index value caused by changes in the attribute distribution of the property set and more clearly highlights the actual development of the market price level. Compared with the previous index, the current graph shows a significantly steadier upward curve, indicating that the price level of the forest property market in mainland Finland has risen steadily in recent years.
The value of the Market Price Index for forest properties is calculated for each week, and representative transactions of forest properties over 10 hectares completed during the preceding 52 weeks are used as reference data.
