
2025 was an active year in the forest property market. The number of transactions involving forest properties of more than 10 hectares rose to 2,100 (1 December 2024 – 30 November 2025), covering a total of 67,900 hectares of forest. Although transaction data for December had not yet been fully recorded in the official transaction price register, the overall picture indicates strong market volumes and abundant supply. Based on the number of transactions, 2025 was a record year, although a larger total area was traded in 2020.
The supply of forest properties remained high throughout the year, taking the market’s seasonality into account. During 2025, 2,460 forest properties were listed for sale, with a combined area of 80,900 hectares. Both the number of properties and their total area reached record levels for the period under review, which begins in 2017.
Forest property market prices developed strongly. In December, the annual change in the Suomen Sijoitusmetsät Market Price Index, adjusted for changes in the composition of supply, was +7.5%, compared with 1.5% a year earlier. However, it should be noted that a significant number of transactions take place at the very end of the year and will still affect the final figures for 2025.
Although average stumpage prices declined during the second half of the year, the impact on forest property prices has so far remained limited, in line with previous trends. However, the rate of increase in forest property prices slowed during the final quarter.
Mika Venho, founder and CEO of Suomen Sijoitusmetsät, expects prices to continue rising moderately in 2026. “The increase in the forest deduction introduced at the turn of the year is likely to encourage purchases, particularly among investors who had already used their previous forest deduction allowance. The increased deduction can be utilised most quickly in properties with immediate harvesting opportunities.”
